2. What Abacoa Is
Abacoa isn’t a single neighborhood. It’s a 2,255-acre master-planned community in Jupiter with 20 distinct neighborhoods.

Today is a broad overview:
I’ll show where neighborhoods sit on the map.
I’ll pair that with drive-through footage so you can get a feel for each area.
I’ll follow up with individual videos on each neighborhood.
4. Key Landmarks & Boundaries
Abacoa Greenway: ~260 acres of walkable nature trails running throughout the community.
Abacoa Golf Club: Public course with a clubhouse (yes, it serves alcohol).
Roger Dean Chevrolet Stadium: Spring training home of the St. Louis Cardinals and Miami Marlins; multiple fields on site.
Major Roads: Indian Creek Parkway (north), Military Trail (east), Donald Ross Road (south).
Hotel: A convenient on-site hotel near the stadium and downtown—great for spring training visitors or hosting relatives nearby (but not in your guest room).
5. Downtown Abacoa (The Village at Abacoa)
Most walkable area in Abacoa.
Village at Abacoa: ~413 condos, typically over ground-floor retail, coffee, restaurants, and bars. Ideal if you want a true “park-once” lifestyle.
6. Osceola Woods & The Sophia (formerly The Vintage)
Osceola Woods: ~146 three-story townhomes (3 bed, 2.5 bath; built ~2002) with a community pool; easy walk to Downtown.
The Sophia: Full rental community next to downtown.
7. The Island
Surrounded by water (access via a single entry).
Homes: ~134 single-family (3–5 beds; ~2,000–3,400 sq ft).
Townhomes: ~42 units (~1,800 sq ft; 3 bed, 2.5 bath) with private patios and detached garages.
Amenities: Pool, clubhouse, playground. Golf-cart friendly and walkable to Downtown.
Note: Homes with yards pay a bit extra for backyard maintenance.
8. Charleston Court
Townhomes only, edging the golf course.
Approx. 1,600–1,800 sq ft.
A value play for golf-course views at a lower price point.
9. Allure (Rentals)
Modern rental community near the stadium and golf course.
10. Antigua (Live/Work Townhomes)
~280 townhomes; ~56 live/work units with ground-floor business space (subject to zoning).
Two- and three-story layouts, ~1,300–2,100 sq ft.
11. Tuscany
Mix of townhomes (center) and many single-family homes (surrounding).
Single-Family: ~2 bed/1,300 sq ft up to ~5 bed/~3,500 sq ft.
Townhomes: Notable two-car detached garages (rare for townhomes).
Amenities: Pool, clubhouse, playground. Near the Greenway with great walkability.
Schools: Independence Middle School (IMS) is adjacent.
12. Martinique
Caribbean-inspired architecture; mix of townhomes and single-family.
“Estate” section: Larger 4–5 bed homes (~3,900–4,500 sq ft) with 3-car garages.
Other SFH: ~3 bed/1,800 sq ft up to ~5 bed/~3,500 sq ft.
Note: Farther from Downtown; very walkable internally, but plan for a longer walk to restaurants.
13. Windsor Park
Craftsman-inspired architecture (fan favorite).
Townhomes: from ~1,500 sq ft.
Single-Family: up to ~3,800 sq ft.
Attractive streetscapes and community amenities.
14. Addington Place (Senior Living)
Assisted and independent living options (off-site rates; contact directly).
Useful if you want loved ones close by within Abacoa.
15. Dakota (Rentals, Incl. Short-Term Corporate)
1–3 bedroom rental community.
Offers short-term corporate rentals—handy for relocations while you shop and close.
16. Mallory Creek
Picturesque lakes/waterways; mix of townhomes and single-family.
Townhomes: from ~1,500 sq ft.
Single-Family: ~1,800–3,800 sq ft.
Amenities: Pool, clubhouse (often more expansive than others).
17. East Side Overview
Cross Central Blvd to the east side for Canterbury Place, Somerset, Valencia, San Palermo, Cambridge, New Haven, and Greenwich.
18. Canterbury Place
Surrounded by water on three sides; multiple entry points.
Single-Family: ~3–5 beds.
Townhomes: Two-story layouts.
Architecture skews French/Tuscan-inspired.
19. Somerset
Townhome community (two- and three-story) and pet-friendly.
Next to Lighthouse Elementary and Jupiter Middle School.
20. Valencia
Single-family only (~137 homes).
Larger lots; Spanish-Mediterranean styling.
Floorplans: ~3 bed/~2,300 sq ft up to 6 bed/5,000+ sq ft.
21. San Palermo
34 large townhomes (~1,900 sq ft), two or three stories, detached garages.
Near Military Trail (worth noting for road proximity).
22. Cambridge
Mix of single-family and townhomes; very walkable to Downtown.
Sizes: ~2 bed/~1,300 sq ft up to ~5 bed/~3,300+ sq ft.
Notable: Select plans offer guest/in-law suites over the garage (~<600 sq ft). Limited availability but highly sought after.
23. New Haven
Northeast-inspired architecture (think “Florida meets New England”).
East of Military Trail—not realistically walkable to Downtown.
SFH: ~2 bed/~1,300 sq ft up to ~5 bed/~3,500 sq ft.
Townhomes: ~3 bed/2.5 bath, ~1,400–1,800 sq ft.
24. Greenwich
Two- and three-story townhomes; three-story are zoned live/work.
While not walkable to Downtown, there are nearby restaurants (e.g., Suzie Q’s, Little Moir’s), so you still have dining options within a stroll.

26. Final Notes on HOAs & Rules
Abacoa contains 20 separate associations, each with its own rules and regulations.
To the best of my knowledge, short-term rentals (Airbnb) are not permitted. Longer-term rentals may be allowed—confirm within each HOA.
Commercial vehicle rules vary; many communities restrict visible work trucks.
Overall, Abacoa HOAs tend to be less restrictive while keeping the community looking great—but verify specifics for your target neighborhood.
